BCI PO Box 470 Depew, NY 14043 1-800-865-2950 TOP SEAL Technical Information
Designed for use as a cure on freshly placed concrete and as a high gloss sealer for aged concrete. Contains 23% solids. ¨ High Gloss ¨ Repels Oil ¨ Repels Grease ¨ Repels Water ¨ Will Not Stain
PRODUCT DESCRIPTION Applied to freshly placed and finished concrete surfaces. TOP SEAL creates a vapor seal that retains moisture for proper curing. It also provides early rainfall protection and resistance to abrasion and staining. The sealer will protect against spalling, dusting, efflorescence, freeze/thaw damage and alkali degradation. TOP SEAL can also protect in food preparation areas from food and beverage stains and slabs in garages and parking facilities from grease and oil penetration. TOP SEAL is 23% acrylic and exhibits UV resistance from sunlight and excellent protection against water and chloride intrusion. Unlike epoxies, TOP SEAL acrylic will not yellow from UV exposure.
USE INSTRUCTIONS Site environmental conditions, substrate conditions and construction have a major effect on product selection, application methods, procedures and rates, appearance and performance. An adequate site test application is highly recommended by the installer in advance to verify that product and quantities can be satisfactorily applied with desired appearance and performance under intended use conditions. Low pressure spray application, with proper nozzle, provides the best results. However, product may be applied with brushes or rollers. DO NOT THIN OR DILUTE.
ADVANTAGES · Prevents surface crazing and cracking · Specifically designed to meet the moisture retention properties of ASTM C 1315 Type 1, Class A ASTM C 309 · Ensures sufficient retention of mix and water to allow concrete to develop maximum strength and hardness. · Reduces clean up costs by protecting concrete from oil, grease, and chemical spills. · Second application, will beautify appearance with a lustrous sheen. · Remains spray able in freezing temperatures ¨Dries to tack proof state in 30 minutes. · Previously treated surfaces are readily re-coat able without sanding or scarification. · Compatible with most adhesives used for resilient floor coverings and concrete paint. · Acrylic Polymer- UV resistant, will not yellow.

APPLICATIONS Approximate rates for curing is 250 square feet per gallon. Approximate rates for sealing is 300 square feet per gallon.
Freshly Placed Concrete: Apply immediately following final finish and disappearance of water sheen. Apply to the point of saturation and appearance of continuous surface film. Concrete should be damp but not wet. Avoid over application, puddles or runs. For maximum benefits, apply a second coat of TOP SEAL after concrete is dry.
Previously Cured Concrete: Remove all dirt, oil, grease, paint, or foreign cure residue with a solvent. Rinse thoroughly with water and squeegee excess water. Allow surface to dry 24-48 hours prior to application. Apply to the point of saturation and appearance of continuous surface film. Apply a second application in 24 hours.
Maintenance Wipe up all chemical and solvent as soon as possible. Remove all dirt and debris by sweeping. Wash and buff periodically to help maintain surface luster.
PRECAUTIONS Do not use on concrete slabs with inadequately drained subgrade, treated surfaces to be covered with concrete or plaster, and surfaces subject to hydrostatic water pressure. Blistering may occur if applied prior to allowing the area to fully dry. Moisture saturated beneath the slab may increase blistering (coating delaminating). Do not use with other floor sealers, treatments, or adhesives with testing prior. Any variations in concrete surface density may be highlighted by surface mottling after product application. Test product prior to application to determine performance and appearance acceptability. Do not use around sparks or open flame. Provide adequate ventilation. Treated surfaces may be slippery when wet. A slip resistant material can be added to the product during application. This will provide an improved slip resistant surface. This option creates an additional step to the process and may incur an additional charge. When used in exterior applications, coated surfaces will slowly oxidize over time, making reapplication necessary.
